The current real estate market is making everyone think they can put a sign in the front yard and their home will automatically sell for over asking price. That’s not necessarily true. Close, but not true in every case.
First and foremost is Staging: to prepare your home for the photographer and for buyer tours. You don’t think you have clutter but...you DO! De-cluttering is the first, inexpensive step to take before listing your home for sale. When they say it should show like a model home that means NOTHING on any surface ie: countertops. A centerpiece or one or 2 knick-knacks is ok but nothing more! Pack it up and move it out.
Next in Staging is to open all curtains and blinds. If you need it dark when you sleep that’s fine but open everything back up when you awaken is important. There’s nothing worse when showing homes than to stumble into a room you’re not familiar with to find the light switch. Third in staging is to clean the home. It may be worth $100 or so to have a service come in and clean for you. After all, you’re hoping to make thousands $$$ over asking right?
Second is to hire me as your listing Realtor® and allow me to price it right. I want you to get the most for your home. I want it to get multiple offers at asking price and above. However, it will have to appraise and you have to do your part…see notes on Staging. Buyers are on the internet every day looking at and comparing homes. They know the price range a home should be in. They’re (somewhat) educated buyers nowadays.
Third and equally important is to separate yourself from the emotional/sentimental value of your home. Yes, you’ve lived there and made it your own for however many years or decades. The memories live in your heart and mind. You’re going somewhere new and the new buyer wants to move into your home and make it their own. Don’t let them see your emotional connection to the home in photos all over the walls. Help them see a blank slate. A home they can imagine their furniture in and a home they can imagine living in.
