The subject of Real estate comes up in many daily conversations lately.

Because of the historic lack of inventory, sellers can pretty much be guaranteed their home will sell within the first few days of being listed in the MLS. However, sellers shouldn’t get the idea that they can ask any, crazy, high price for their home. Yes, people are getting higher than list price. That’s usually when the list price is set at a reasonable price. Buyers are educated and know when a price is unusually high.

If you’re a buyer and are concerned about being in a multiple offer situation you don’t have to completely avoid the situation. There are specific loans and ways of adding a positive spin to your offer. There are also ways for me to find you a home that is off market which will alleviate the multiple offer situation. There are loans that don’t require a downpayment which is helpful too. Buyers need an agent that will guide them every step of the way. I’ll do that. I also answer my phone!
