Years ago I wrote a blog about Tiny Houses. It was just being introduced at the time. Now, most towns still don’t allow them. They say it has to do with the structure's ability to be insured because they can’t handle the weather ie: wind. For the most part, they can only park them in mobile home parks.
There are some towns that will allow them as an Additional Dwelling Unit (ADU). Additional, meaning the property has to have a regular home on it already and of course, it wouldn’t be allowed in an HOA community.
You can of course have a shed type building as a She Shed, Man Cave, Exercise Room, Pool House or even a Homeschooling Class Room. And again, that’s if the community allows sheds. We recently put one in our backyard as an art studio. We have a very minimal HOA fee but they allow sheds.
Some places around the country are trying to use Tiny Houses to help the homeless. We’ll see how that works out.
After doing some research, it’s really quite reasonable. You can get an 8 x 12 shed for $5000. Some come with basic electricity. So you can add a small 3 pc bathroom, a kitchenette, and a mini split heating and air unit and voila! Because it’ll be brand new, in some areas, depending on location, you can ask up to $2000 a month in rent.
I still think they’re a very cool option. Of course I prefer to sell million dollar homes but it’s not just about the money. It’s whatever works for the client and their budget. I continue to sell homes in every price range and in many different areas of South Carolina.
I want my clients to be happy every time they walk up to their front door.
