...and that's why it is good to fall out of love !

So, you have to relocate and decided to keep your home and rent it out because you think you will be back in a few years and plan to retire in the home you love !

My advise is, fall out of love ! 

And then hire a property manager who handles all tenant issues such as leases, rent collection, maintenance requests, property inspections etc. As an owner, don't do the walk thru as it can make you angry and break your heart because you might find scratches on the walls, dirty counters and sinks, soiled floors and unsanitary bathrooms. And possibly some damage which might upset you because you feel a tenant should take care the same way for your house as you, the owner would do it.

And most tenants are very careful and responsible but there are exceptions. And some tenants might not even realize that  they should report certain issues like moisture damage in trim work, loose siding or gutters or broken fence panels, etc. It is just not something they look for in their role as tenants whereas an owner usually spends a lot of time fixing things at the house on a regular basis.

So, fall out of love with your property, at least for a little while. It will just not be the same even with the best property manager in place and handling it. Be prepared when you come back and move into your home, to do some clean up and renovation work to fall back in love again.
