After much anticipation, Charleston county has released the new flood maps effective January 29th, 2021. These new maps will affect some homeowners by increasing insurance premiums and requirements. Businesses and new construction will also see new base flood requirements.
As new risk data becomes available, flood maps are updated. Additionally, floodplain, environmental, and construction and development factors can prompt changes. Flood maps are done through a partnership between the county government, the state department of natural resources, and FEMA.
Residences and businesses are mandated by law to carry flood insurance if they are located in a high-risk area. Most standard insurance policies exclude flood so obtaining a separate policy is necessary.
