Flood Insurance in Charleston Tri-County Area...

Charleston is often called the Lowcountry. Beautiful views of marshes, rivers, and multiple beaches. When you live in the Lowcountry you have to expect to pay for flood insurance. It may be as little as $400. per year. If you're nearer to the coast, insurance carriers will require you to carry flood insurance and possibly wind and hail coverage as well. 



The other two counties in the Charleston Tri-County area, Berkeley and Dorchester, have already had new flood maps created by FEMA. Charleston County's new map will be effective at the end of this month on January 29, 2021. What we're seeing is many properties have had the Zone Raised which means LOWER insurance premiums. For instance, if you were in an AE13 zone you may now be in AE11. And that will save you money! Check with your insurance agent in February and ask if your flood zone has changed.
