Yes, even if you're buying a newly built home from a builder, you should hire your own inspector.

Helping you find a reliable inspector is something I can help you with. I can give you the guidelines for selecting a good home inspector. First things first, be sure they are #licensed #insured and #bonded.

Home inspectors nowadays have computer programs to help sort through the task. They will inspect everything from the roof down to the foundation/crawl space. Any appliances that are conveying with the home will be inspected as well to make sure they are in good working order. 

I recommend that my buyers follow the inspector from room to room and observe the items being inspected.

A good inspector will also stop to tell you the good or bad points about what he/she is finding. They'll explain all the 'how to's' of the operating systems. They'll show you the main shutoffs, they'll give you maintenance tips and should always respond to any questions you may have even if it's years down the road. I have found home inspectors to be very passionate about their work. They love to explain the quality of a well-built home and they actually get excited to see when corners haven't been cut.

The inspector will email a list and photos of everything they inspected. I go over the items of concern with the buyer and write up a repair request list of things the buyer would like the seller to repair or replace in the home. Of course, we like to prioritize and not nitpick when it comes to the list of requested repairs. However, it is going to be the home of your dreams and you are paying good money for it, so it's best to hire a professional and trust they're truly working for you!
