Home Inspections are so Important

If you're thinking of buying a home in Charleston or anywhere else for that matter, you should have a home inspection.  A home inspector is paid by you and works for you.  The inspector should inspect the house from the roof down to the foundation and everything in between.  He has an obligation to you to let you know of everything that is defective even if it is something you would consider minimal.  Most inspectors list the items in three categories: 1. Acceptable 2. Marginal and 3. Defective. 

After you receive the inspection report from the inspector you should go over it with your realtor. You can discuss which items are important for you to request the seller to repair or replace. Hopefully, your request will be acceptable to the seller and the items will be corrected. 

It's important to use an inspector you trust. He is held to standards and liable for alerting you to all defects no matter how trivial. He can also be held accountable if he doesn't include something in the report that proves to be a major defect. A good inspector will do his job as though his license depends on it.
