Wow ! 2016 was a great ! !

Here are some great news !

2016 was the 2nd best year ever for Charleston in terms of buying activity.

Over 17,000 homes were sold ! Last time we sold slightly more was back in 2005 !

2016 was up 10.3% in terms of transactions over 2015.

Median sales price is up 4.3% to $245,000 which is an all time high for our area !

But, studying trends and statistics, the median price should be more around $260,000

and so that tells me, our area is not overpriced and still has time to grow

and appreciate !

There were only very few areas around Charleston SC where transactions were down or prices slightly decreased.

Those that were down can often be explained by lack of inventory and the fact that their 2015 was so strong that it was hard to replicate.

Surprising to see December with that many more sales than November. That is very unusual and might be explained that buyers

really wanted to do a transaction before the end of the year and before the new president moves into office which might influence

the economy.

Another fact is that the inventory of homes listed for sale reflects less than 4 months of inventory which surely makes this

a sellers market.

So, a good time to bring your home on the market. High demand and limited inventory !!
