As with many or all renters, you want your deposit back or most of it anyways. There are a few things you can do to help get your deposit returned. First, always read your lease agreement with the rental company you are renting from. Each company has its own rules and requirements for what they look for. For instance, refer back to your original move-in checklist. You should always keep a copy for your records. If you did not do so, request a copy from your property manager or landlord. Review it to verify any new damage or changes.
After speaking with AgentOwned Realty's Property Management division, below is a list of the top 5 items that cause 98% of renters to not receive their full deposit back. Be part of the 2% who get it back; read below.
- Do Not Spot Paint: When you try to paint the patched nail holes, it does not match and sticks out like a sore thumb. Small nail and tack holes for hanging pictures should be left as is. Spot painting looks horrible. The company then has to pay to have the home repainted.
- Fix broken items: Was an item accidentally damaged during your time in the apartment/house, etc., such as a hole in a wall, melted spot on the countertop, carpet damaged? Fix these items prior to the final walkthrough.
- Clean the home and carpet. Many renters leave the home dirty and carpets filthy. The rental company has to have the entire unit professionally cleaned to include the carpets. This is an additional expense.
- Take your trash: Do not leave any trash or unwanted items as the company has to pay to have it removed.
- Look at the yard: What do the front and back look like? Did you mow and edge, remove weeds in the flower beds, replace dead plants that were alive when you moved in. The company then has to pay a landscaper to come in and do it.
You can ask for a complete list of items that are required for you to receive your full deposit back. Please remember the list above is not all-inclusive for AgentOwned Property Management, and they give each renter a copy upon move in. Please check with your company and your lease to ensure you are within compliance. Always ask questions at the beginning, middle, and end of your lease term. It is better to notify the company of anything you feel is in need of fixing.
