When To List Your House For Sale

The question 'When is the best time to list my house for sale' comes up every day in real estate.  Everyone has their own theory however, there have been studies and studies find Spring is the best.  BUT, and that's a big but...Winter is the second best time. The reason being, buyers are usually more serious about buying in Winter.  They often 'have to move' for one reason or another.

When buyers 'have to move' they are much less likely to 'fool around' when it comes to making an offer on a house. There are less homes on the market so they have to ensure their offer is accepted.

If you're trying to decide when you should list your home keep in mind that the Spring is when most people tend to list their homes. This means a lot more competition than in the Winter. Buyers have the luxury of 'window shopping' and 'kicking tires' in the Spring and if their offer isn't accepted by one seller, they'll move on to the next house and make an offer on that one.  

Don't think you can't sell your home in the Winter...that is the time you have the best exposure to serious buyers!
