    You're thinking of selling your home - your most expensive possession. You say you want to 'get a good price'.  But are you willing to do a little prep work and spend a little bit of money?  Here are a few things you might want to consider doing before listing your home.  1) Have your house appraised - yes, realtors can give you the sold comps for your area and give you the recommended list price but you may think your home is worth more than they say. If you have an appraisal you'll know the list price as well as what you can make your 'bottom line' on offers. Confidence! 2) Have your house inspected - a licensed home inspector can give you a 'heads up' as far as repairs that a buyer might find when they have the house inspected. Why wait and be surprised as to the findings? You can have the repairs taken care of before listing. No surprises! 3) Declutter - involve everyone in the family to help 'declutter'. Remove ALL knick knacks, things that are purely decorative and not functional, remove ALL personal items, jewelry, photos, medicines and any large furniture pieces that aren't being used. Free yourself! 4) Make a Family Plan for Showings - from the day you list until the day of the closing you should assign everyone a chore for no stress showings. Your house should be 'show ready' at any given time. Make sure someone is in charge of: bringing in the trash pails, watering plants, cleaning bathrooms, keeping laundry in check, putting toys away and giving extra attention to Fido...we don't want Fido stressed out. Perhaps you can make some 'stink free' meals ahead of time (no fish please!) and freeze for those evenings when you don't have time to cook before a showing, let alone eat. It will be worth it!
