    Open House - who comes and does it really work ?  So, you get a listing and of course, and the first thing an anxious seller will ask: " ..so, when do you have an open house ?  This week and next weekend and every weekend ?. "  A realtor will comply as much as possible with the sellers wishes because in the sellers opinion an "open house" will sell his property fast.  An expectation oftentimes impossible to satisfy   Depending on the neighborhood an open house can be a good idea.  If it is a busy area, and busy neighborhood, maybe other homes are on the market, and it could be a good experience especially if other Realtors also hold their house open at the same time.  Of course, the visitors of an open house are many times the neighbors curious to see what their neighbors house looks like and possibly compare it with their house to get an idea on value. Other visitor might be just curios, none qualified buyers, some shy and really don't want to be bothered by the realtor. They don't like to provide contact info. They just come to see and look. Other visitors come and look and point out all the things they don't like or they express their opinion about the price, like too expensive. Then there are other open house guest who are interested to buy or sell. Good leads for the agent but seldom good candidates to buy this particular open house. Per statistic, less than 10% of homes are sold during the "open house" event.  An open house is not a guarantee that the house sells but it is good advertising for the house, the seller,and the realtor. It takes team work to get the house ready for an open house and realtor and seller should have a plan for the best outcome. Most of the time, a house must be de-cluttered and personal items such as pictures of families and friend shall be removed,. The same applies for valuables, medicine, keys etc. An experienced realtor will work with the seller to make the open house a success.
